Recent reports from the experts are telling us that there might be a market turnaround in favor of home buyers by 2020. A quarterly survey was done by Zillow and Pulsenomics, home values have been growing at an accelerated pace.
This fact, as well as the fact that a decreasing inventory has persisted for the past 40 months or so, has kept many potential home buyers away. Now the winds of change are appearing again. Things are shifting the other way to the favor of home buyers.
You may not hear much about this shift until much later. You would be wise to stay on top of current market conditions as this change might be subtle and catch many off-guard.

1️⃣Do The Inspection Before the Inspection
Some sellers choose to hire their own home inspector to check the property before their house is even listed. This is called a “pre-listing inspection,” and it has several advantages:
- Allows you some time to fix deal breakers. Granted, a pre-inspection costs money — a basic inspection is about $315, with condos and homes under 1,000 sq ft. costing as little as $200 and homes over 2,000 sq ft. running $400 or more, according to HomeAdvisor.com. That said, it can enable you to address major issues that could cause a buyer to pull out of their offer. Big problems may include mold, water damage, or foundation cracks.
- Fewer surprises will give you peace of mind. Knowing what needs to be fixed in your home in advance will enable you to be upfront with buyers about any big pre-existing issues, which can give buyers peace of mind. You can also make it known to prospective buyers that consideration for those items has already been factored into the sales price.
- More importantly, it helps to speed up the negotiation process. Having a pre-listing inspection can help reduce, or even eliminate the time-consuming process of having back-and-forth negotiations.
If you discover any material defects to the property in a pre-listing inspection, you are legally required to disclose them to buyers — even if you fix them. Also there’s no guarantee that the buyer’s own inspection won’t reveal things yours didn’t find. The choice to do a pre-listing inspection is yours, but it never hurts to get a head start on repairs.
2️⃣Get Replacement Estimates
If your home inspection uncovers necessary repairs that you can’t fund out of your pocket at the moment, get estimates for the work. The figures will help buyers determine if they can afford the home and the repairs.
Also hunt down warranties, guarantees, and user manuals for your furnace, washer and dryer, dishwasher, and any other items you expect to remain with the house.
3️⃣Make Minor Repairs
Not every repair costs a bundle. Fix as many small problems — sticky doors, torn screens, cracked caulking, broken electrical outlets, dripping faucets — as you can. These may seem trivial, but they’ll give buyers the impression your house isn’t well maintained.
4️⃣Clear the Clutter
Clear your kitchen counters of just about everything. Clean your closets by packing up little-used items like out-of-season clothes and old toys. Install closet organizers to maximize space.
Consider putting some items, like furniture, in storage, especially the larger pieces, such as entertainment centers and big televisions. Pack up family photos, knickknacks, and wall hangings to depersonalize your home. Store the items you’ve packed offsite or in boxes neatly arranged in your garage or basement.
5️⃣Do a Thorough Cleaning
Cleanliness is next to Godliness.
I’m sure you’ve heard that a few times in your life. Well, it’s true and it goes a long way in presenting your home in a most pleasing way to a potential buyer.
A clean house makes a strong first impression that your home has been well cared for. If you can afford it, consider hiring a cleaning service.
If not, wash windows and leave them open to air out your rooms. Clean carpeting and drapes to eliminate cooking odors, smoke, and pet smells. Wash light fixtures and baseboards, mop and wax floors, and give your stove and refrigerator a thorough once-over.
Pay attention to details, too. Wash fingerprints from light switch plates, clean inside the cabinets, and polish doorknobs. Don’t forget to clean your garage, too.
